      <image:caption>The overall style of this project will be elegant, sophisticated with simplified silhouettes paired with a casual comfortable feel inspired by the sea.  this La Jolla, CA home will be designed with European style furniture with more casual, livable fabrics.  The home will have a blend of the classic European style with modern art and accessories.  Color will be inspired by the beach setting with warm neutrals and sands and calming blues and aquas with abstract artwork adding invigorating color to the spaces.  Interest will be added with textured fabrics and neoclassic patterns.  Flooring will be hard surfaces for easy cleaning after a day on the beach and weekend entertaining with area rugs to soften the spaces.  This will also allow for ease of mobility throughout the space.  Window coverings will be light to allow for maximum light into the space.  The space will be elegant and artful yet easily used for entertaining and a clean simple refreshing lifestyle.</image:caption>

These are three words that describe the work of fashion designer Diane Von Furstenberg and that inspired the design of this 6000 sq. foot showroom and entertaining space.  Studio DVF, located three blocks from DVF's Corporate Offices in New York City, will be a private design showroom for fashion designer Diane Von Furstenberg's clothing line.  The studio space will be used to entertain celebrity and private clients and retail buyers for displaying new collections, fittings, and for dining and party events.  The space will reflect DVF's invigorating and sophisticated style with a mix of patterns and textures, exciting lighting, and a mix of neutrals with bold accents used sparingly.   This will create an energetic, powerful, yet relaxed environment.  Just as her clothing line reflects an effortless confidence, the space will be welcoming and easy to navigate with each space having a sense of purpose.  In addition to runway area, the space will have tables for dining, bar area, comfortable lounge seating, and areas for displaying both innovative and classic designs.  Window coverings will be floor to ceiling to control light during the day, overall finishes will be exciting yet neutral as to not distract from the clothing line.     Paying homage to Diane's iconic wrap dress, the entertaining space incorporates the wrap motif in decorative ceiling beams that spring from the inviting curved entry wall.  One will also find a focal wall in the dining area with back lit glass features that suggest the movement found in her fashion line.  Monitors and mannequins display her latest creations.  Overall the space is a mix of hard and soft lines, nature and technology, relaxed and exciting, inspired by the clothes that her customers wear.</image:caption>

      <image:title>Enchanted Makeovers Bath - Enchanted Makeovers Bathroom Design</image:title>
      <image:caption>Light, an element of design, was used in the spaces to create two inviting and soothing bathrooms.  The lighting design of the project emphasizes the pleasing elements and help deflect attention from the less attractive features, such as the toilets.  Layers of light were used to add to the relaxed ambiance and are created with a combination of wall sconces, ceiling mounted, and recessed lights on dimmers.   Unusual lighting fixtures offer focal lighting to the central pedestal sink area in the bathroom and petrified sink and vanity area in the powder room, emphasizing the enticing focal points of the rooms.  Doors were moved for both bath spaces in order to frame these views that are backed by reflective glass mosaic tiles and lit with unique fixtures.  In the bathroom space, a set of frosted glass doors frame the focal sink area and disguise the toilet stalls.  Using full height doors with frosted glass allow for natural light to permeate into the main bathroom area, is more visually appealing than alternate ¾ height commercial style stalls, and add a bit of much needed privacy to the house.</image:caption>

      <image:title>Enchanted Makeovers Bath - Enchanted Makeovers Bathroom Design</image:title>
      <image:caption>Harmony, a principal of design, was created in these unique bathroom spaces by selecting traditional elements appropriate to the architecture of the house paired with a soothing array of colors and textures drawn from the natural world.  Reflective glass mosaic tiles in blues and green offer a calming, soothing effect and bring in the colors of nature.  There is an elegant simplicity to the classic lines of the pedestal sinks and wooden elements that work in harmony with the existing features of this historic home.  The reclaimed French terra cotta tile flooring not only gives a soft natural feel to the spaces, but also provides a universal design compatible surface.  It is also a slip resistant surface and safe for all.  Finishes of oil rubbed bronze, natural wood, terra cotta and colors of warm gray and soothing blues and greens are carried about the spaces.</image:caption>

      <image:caption>Construction changes necessary to achieve the two bath spaces include eliminating the existing closet in the bedroom, and relocating the two doors to the hallways and replacing them with pocket doors.  A new wet wall was constructed in order to properly plumb the primary pedestal sink.  New 36” x 84” frosted glass doors were installed to add privacy to the toilet areas.  A partial 4 1/2” full height privacy wall was added to disguise the toilet area in the powder room.</image:caption>

      <image:caption>Harmony, a principle of design was created in this unique kitchen space by selecting traditional elements appropriate to the architecture of the house with a soothing array of colors and textures drawing from the natural world.  Reclaimed wood beams outline the division of the two work zones, yet are carried throughout the entire ceiling plane and unify the room.  Aged copper, oil rubbed bronze, and colors of warm gray and soothing greens of the handmade ties are carried about the space.  Reclaimed wood is also used in the flooring echoing the natural theme as well as meeting the request for eco-friendly materials.  These rustic yet elegant selections will hold up well for a multifamily space, as well the refreshing and easy to clean traditional white painted cabinetry.</image:caption>

      <image:title>Enchanted Makeovers Kitchen - Hand Rendered View of Kitchen Design</image:title>
      <image:caption>Shape, an element of design, was used to divide the existing room into two rectangular zones, with the division approximating the golden mean, a concept used extensively in Arts &amp; Crafts Era architecture.  The two zones allow the families to have ample space to work individually yet be in the same room to encourage cooperation when needed.  There is a main work triangle with the cooktop, refrigerator drawers, and main sink and a smaller work zone complete with sink, double oven, and refrigerator drawers along the window wall perfect for baking, food prep, or making snacks and lunches.  The two zones are separated by a curvilinear peninsula that serves as communal work area.  The curved form maximizes seating potential for eat-in ability for four.  The work/eating surface is removed from heat sources for safety.</image:caption>

      <image:title>HaHana Nature Center - Solar Studies for HaHana Nature Center</image:title>
      <image:caption>The Visitor’s Center at the Hahana Nature Center located in Lakeside, California was inspired by the freedom and movement of a soaring bird.  A symmetrical rhomboid shape was selected for the building as it efficiently fits the land on the site and takes advantage of passive solar design.  The elongated shape offers maximum exposure for southern and northern walls and minimizes exposure to harder to control western and eastern sun.  The building is composed of structural insulated panels, built in Oregon, which are energy efficient and minimize waste and disturbance to the land on site.  The exterior is clad in Climate Shield Rain Screen siding made of FSC certified red alder from Oregon, which offers further insulating properties and moisture control.  The southern wall of glass acts as a thermal collector for the sun’s rays in the winter and the recycled terrazzo flooring acts as a solar mass.  There is a radiant hydronic heating system that can supplement the passive heating when needed.  Large roof overhangs, shade the glass in the summer months.  The glass offers extensive views of the creek.  The open concept of the reception, media, and observatory areas are more energy efficient than separate rooms and offer both flexibility and ease of navigation to the space.  Eastern and western facing glass is fritted to allow for views but will control the rising and setting sun exposure.  The stepped design on the east and west sides of the building help control exposure to rising and setting sun as well as providing more extensive views.  Trees to the west and east also offer some shade from the sun.  Operable clearstory windows at 12.5 feet A.F.F. in the center of the structure allows for hot air to escape and cooler are to enter along the north and south facing walls.  A large energy efficient ceiling fan offers efficient cooling and distribution of heat when needed.  The south side has an exterior observation deck with a large roof overhang.  The roof is an extensive vegetative roof, sloped toward the site, which will cleans water runoff thus protecting the creek below.  This roof can also collect excess rainwater to be used for irrigation or flushing toilets.  All fixtures specified are low flow and dual flushing toilets and no water urinal.  Plenty of natural daylight is available in all spaces and when needed, dimmable LED lighting will illuminate the space powered by the photovoltaic panels that hover above the parking lot.  Interior finishes include rock recycled from the abandoned chimney and retaining wall on site, materials with recycled content, FSC certified woods, and low VOC paints and wall covering.  Furnishing will be a combination of reclaimed, vintage, and new pieces made in eco-friendly production and of recyclable materials.  The placement of the building cantilevered off the cliffside with the extended lofty roof echoes the lines of a bird in flight.</image:caption>

      <image:caption>This 880 sq. foot home uses the principles of passive solar design and is set in Julian, CA, coordinated 30 degrees N, 116 degrees W, where the average winter temperature is 40 degrees ferenheight.  The main living spaces were oriented to the south where large windows act as thermal collectors and terrazzo floors act as thermal mass and a radiant hydronic system will distribute the heat in winter.  Overhangs protect these windows from the hot summer sun and additional insulation is provided by low-E roller blinds.  The lower winter sun penetrates below these overhangs.  An eastward extension of the roofline and walls make a patio space that provides a buffer against the direct morning east sun.  Should more interior square footage be needed in the future, this outdoor room could easily be enclosed, which provides some flexibility to  the design.   There are no openings in the westward facing wall, as the west sun is the hardest to control.       <image:caption>This 880 sq. foot home uses the principles of passive solar design and is set in Julian, CA, coordinated 30 degrees N, 116 degrees W, where the average winter temperature is 40 degrees ferenheight.  The main living spaces were oriented to the south where large windows act as thermal collectors and terrazzo floors act as thermal mass and a radiant hydronic system will distribute the heat in winter.  Overhangs protect these windows from the hot summer sun and additional insulation is provided by low-E roller blinds.  The lower winter sun penetrates below these overhangs.  An eastward extension of the roofline and walls make a patio space that provides a buffer against the direct morning east sun.  Should more interior square footage be needed in the future, this outdoor room could easily be enclosed, which provides some flexibility to  the design.   There are no openings in the westward facing wall, as the west sun is the hardest to control.       <image:caption>On a rural site located in Julian, CA, three sustainable homes designed using passive solar principles, were placed on the land in a way that would minimally impact the existing habitat, soil, and water runoff from the building site.  In keeping with the passive solar design, all three of the homes were placed with their main living spaces and master bedroom facing south.  The garage was attached to the home’s footprint on the side of the home that was designed with no windows or doors.  This offered wind protection as well as protection from the direct east or west sun for the interior living spaces.  Additional deciduous trees were added to all southern areas of the home’s landscape in order to shade the large windows in the summer and allow the sun’s rays to enter the home in the winter.  Houses were placed on areas of land that were relatively flat as to reduce the need for invasive grading and disturbance to the natural topography.  This practice also helps with topsoil preservation as less earth has to be moved in order to create the foundation.  Homes were strategically placed in order to leave as much open, continuous natural landscape as possible.  Two of the homes are placed at the foot of the hill in order to take advantage of the cooler air that settles there that will enter the interior of the homes through the north facing clearstory windows.  Existing protected oaks could not be disturbed and homes were placed as to take advantage of these existing trees to provide wind and sun protection from either eastern or western sun or both.  Privacy between neighbors was also considered and should a view from a home offer vistas that included road or stretches of driveway, trees were added to help block that view.  New driveways approximate the topography of the land in order to minimize disturbance of the soil.  Where the driveway must cross a stream, the narrowest portion of the stream was chosen as the point of crossing to help minimize the impact to the existing stream.  Each house has a water detention basin placed in the path of water runoff that is designed to hold 340 cubic feet of water.  Driveways have been graded to deter runoff from streamways.  A bioswale has been placed adjacent to the driveway that is closest to the stream to help protect the quality of the natural stream water.  A gravel pathway with covered pergola will lead residents and guests to the front doorway from either the turn around, driveway, or garage.  Gravel allows for more water to penetrate through the stones into the soil when compared to a solid surface material.  Hedges along the driveway will deter pedestrians from walking southward toward the back of the house and encourage movement toward the front door.</image:caption>

      <image:caption>The selections made for this project are all sustainable choices, with materials having recycled content, a combination of vintage and eco-friendly furnishings, low VOC paints, LED lighting, low flow fixtures, energy star appliances, and locally sourced within 500 miles of the project site when possible.  The overall aesthetic is rustic - modern with lighter colors and window coverings that will maximize daylighting.  Selections include terrazzo tile with recycled porcelain content, artisan made LED lighting fabricated in North America, recycled glass tile made within 50 miles of the site, and vintage Mid-Century furniture from local California dealers.  All aspects of the product's lifecycle were considered including eco-friendly fabrication, renewable materials, transportation, packaging, and end of life.</image:caption>

Guests will be welcomed by a reception area and the calming effect of a natural stone water feature.  The style of the offices will be tied to the style of the condos that are for sale with a similar modern Mid Century inspired decor that incorporates the natural lake front environment.  Window treatments will be kept light and to a minimum to maximize light, reduce energy costs during daylight hours, and promote a clean refreshing environment.  Furnishing will be ergonomic and clean, modern in styling and comfortable for guests in order to make potential customers feel at ease.  Environmentally friendly products will be used whenever possible which will reinforce the eco sensitivity business model of the company.   The space will meet all codes and guidelines for flammability required by the state of California.  The sales office will be ADA accessible so that everyone can enter and move through the space comfortably.  Overall the space will be clean, efficient, easily navigated, and inspiring while offering potential clients a glimpse of the stylish ambiance that they will soon experience in the condominium.</image:caption>

A soothing natural color pallet inspired by the sand, stone, lake, and desert sky will offer a sense of calm and relaxation to its residence and added pops of color through art and accessories will provide interest and energy to the space.  Window coverings will be kept light and minimal as to preserve the lake view and allow the spaces to be flooded with light as desired.  Furnishings will have clean lines and classic styling with durable textured fabrics and rich wood tones.  Finishes will also reflect the natural environment with textured wallcoverings, light flooring, stone, and wood cabinetry.  Many of the materials, furnishings, and finishes in this project will be eco-friendly and have sustainable characteristics.
